1 /5 Yolanda Johnson: I do NOT recommend this Title Company unless you have an attorney working with you! This is my SECOND experience with them and each time lends itself to a frustrating event that requires the seller ultimately CLEARing the Title! You (the seller) will be the one researching because they do not have a clue if it is outside their normal simple closing! And none of my closings are simple when half your relatives are GERMAN!
We have yet to close since June 12th. Our closing day was TODAY, 8 October 2024 but, at 8a.m. this morning we were yet AGAIN advised of a missing document, different from the first missing document list! A LAST MINUTE item!!!!!!!
My German cousins have spent their entire weekend and the past 2 days getting documents for closing that were NOT included in their transatlantic package only to be advised this morning they now needed TIN from the IRS. Well they do not need TINs, they need ITINs! Which requires a visit to the American Embassy, which is by appointment, which means 3 or 4 more weeks before closing!!!
Imagine how frustrated and dissapointed they are feeling after paying for Apostille Documents and Priority Overseas Shipping of those documents! To find out they were missing documents, not your fault!
My cousins should have been advised months ago when this company recieved the Affidavit of Heirship Documents with Foreign addresses AND told they were GERMAN CITIZENS to file for ITINs! Looks like 7 weeks..
Here are the steps my cousins have to complete that I found on the internet and shared with the Title Company since they had no clue:
Individual Taxpayer Identification Number (ITIN)
An ITIN is issued to individuals who need to file a U.S. tax return but are not eligible for a Social Security Number (SSN). The process is:
Determine Eligibility: ITINs are for individuals required to file U.S. taxes but ineligible for an SSN (such as non-U.S. citizens, foreign nationals, or non-resident aliens).
Complete Form W-7: You need to fill out IRS Form W-7 (Application for IRS Individual Taxpayer Identification Number). The form is available on the IRS website.
Provide Documentation: You will need to provide proof of identity and foreign status (such as a passport). You can submit copies of documents certified by the issuing agency or originals.
Submit Form and Documents: You can submit the form and documents:
By Mail: Send them to the IRS (Internal Revenue Service) ITIN Operation in Texas.
In Person: At an IRS Taxpayer Assistance Center or through an IRS-authorized Certified Acceptance Agent (CAA).
At a U.S. Embassy or Consulate: Some embassies and consulates can help with ITIN applications.
Receive ITIN: If approved, you will receive your ITIN by mail, typically within 7 weeks.
